EXCLUSIVE: Logicor submits plans to redevelop Midlands warehouse
Logicor has submitted plans for the redevelopment of its 650,000 ft2 warehouse in Bardon Hill, Coalville, in The Midlands now that former 3PL tenant Great Bear/Culina has vacated the building.

THE PROPOSAL envisages a highly sustainable ‘class leading’ facility of some 557,000 ft2 built to target BREEAM Excellent and an EPC A rating on the existing 32.39-acre site.
The site is one of the largest plots within the established logistics and industrial employment area located south east of Coalville. The property on it was originally built for Nestle building over 30 years ago and was one of the earliest buildings in the Bardon Hill industrial development, subsequently being extended over 15 years ago to maximise the site.
Planning documents state: “Following a detailed feasibility study, Logicor is looking to progress with a redevelopment of the site into a highly sustainable and best-in-class logistics facility suited to the needs of modern occupiers. Logicor will invest significant sums in redeveloping this strategically important industrial site and help create skilled employment opportunities for the people of Bardon.”
The new facility will see the development of a 557,000 ft2 facility that will include 541,125 ft2 of warehouse space, 13,875 ft2 of three story Grade A office space as well as 2,000 ft2 of two storey hub offices. It will have 21 m eaves, 56 dock levellers as well as a 65m yard. There will be parking for 600 cars and 125 HGVs with the whole site densely landscaped and providing amenity areas with outdoor gym, walking track, and recreation space. Both the offices and cycle shelters will have green sedum rooves to help increase bio diversity on the site.
Other sustainability initiatives will see rainwater harvesting, EV charging, LED lighting throughout as well as a rooftop solar PV array.
Logicor will submit a separate application of the demolition of the existing building.
Logicor recently completed its 800,000 ft2 Logicor Park Daventry scheme in the East Midlands which consists of three units of 385,000 ft2, 280,000 ft2, and 135,000 ft2 built to target BREEAM Excellent and an EPC A rating.
It is one of three large developments that Logicor is set to complete this year, the other two being Derby 507, which will be 507,000 ft2, and Bolt330, which will be over 300,000 ft2.
