Build-to-suit jump starts further development at Access 18
The decision by a leading UK supermarket retailer to take a build-to-suit on the latest phase of Indurent’s Access 18 scheme in Avonmouth is seen as encouragement for 450,000 ft2 of further speculative development.

INDUSTRIAL AND logistics developer Indurent started construction of its latest phase this week which will see the development of five new units ranging from 30,000 – 215,000 ft2 after securing the 66,000 ft2 build-to-suit.
All the units will target EPC A+ and BREEAM ‘Excellent’ certifications and are expected to be delivered before the end of 2025.
Indurent Development Director Carys Allen, said: “Having already delivered and leased over 1 million sq ft of Grade A warehousing at Access 18 Avonmouth, this latest phase of development reflects robust demand from customers, ranging from locally owned to global businesses, for modern, sustainable warehousing in the south west.
