Planning secured for Lancashire scheme

HBD, part of Henry Boot, and Barnfield Group, have secured reserved matters planning for a further three buildings at the JV’s 800,000 ft2 APTUS industrial and logistics scheme in Preston, Lancashire.

THE THREE facilities totalling 108,000 ft2 will provide a terrace of two 26,507 ft2 units and a detached unit of 53,841 ft2.

Barnfield Group Head of Development Tracy Clavell-Bate, said: “Having planning permission allows us to go to market with an oven-ready scheme which is attractive to occupiers. There is limited supply in the market, allowing us to be ahead of curve.”

APTUS will incorporate various energy saving measures, including EV charging points and PV panels along with a 15-acre wildlife landscaped area for occupiers to enjoy.

Units will be available from 25,000sq ft to 500,000sq ft across the wider scheme at APTUS.

Kerakoll will be the first occupier at APTUS, with construction due to begin on its 145,000sq ft unit this summer.

APTUS is a £100million development expected to create up to 1,500 jobs, delivering a total of 800,000 ft2 of high-quality sustainable space just off J31A of the M6.

Over in Walshall HBD, this time with Feldberg Capital through its UK focused industrial and logistics platform, Origin, has started on site with another £100 million scheme: SPARK. Contractor Bowmer and Kirkland have been appointed to deliver the first two units of 255,000 ft2 and 18,000 ft2 on the 44-acre regeneration which will be available for occupation by Q4 2025.

A total of 620,000 ft2 of high-spec, net zero carbon enabled space could be developed on the site which sits within the region’s manufacturing and logistics heartland. Coupled with its 12MVA power supply, the scheme has seen strong interest from potential occupiers. 

The site was remediated by HBD in partnership with Walsall Council, West Midlands Combined Authority, Black Country LEP and Homes England. It has transformed what was once the Black Country’s largest undeveloped brownfield site to create a thriving new employment scheme.
