KNOWN AS Earlstree160, the scheme is being brought forward by developer Pemburey Estates and investor joint venture Block Industrial made up of Copley Point Capital and US based Davidson Kempner European Partners.
The property, which is due for practical completion in Autumn 2024, will have 7,800 ft2 of office space and 153,000 ft2 of warehouse space boasting 12.5m eaves, 16 dock and two-level access doors, a 50kn/ft2 floor loading and a 50m yard. The property sits on an 8-acre self contained site on the Earlstree Industrial Estate. It is targeting a BREEAM ‘Very Good’ and EPC A rating.
Prop-Search, Cushman & Wakefield and Potter Learoyd are joint agents.
Prop-Search Director Richard Baker, said: “There is a lack of available new stock of this size in the North Northamptonshire region, so this is a very timely development. It is perfectly placed to accommodate the pent-up demand from occupiers with household names in Avon and Saint Gobain proving that the business park, with its excellent transport links and access to a skilled workforce, is attractive to successful national companies.”
