Flurry of warehouse practical completions

THERE HAS been a flurry of practical completions on speculative warehouse developments in the last month.

Developer Chancerygate has achieved practical completion on Genesis Park a 128,000 ft2 Grade A urban logistics scheme in South Wigston, Leicestershire, as well as on its 193,000 ft2 Bedrock Park development near Bournemouth in conjunction with investor Hines.

Mirastar has secured practical completion on its 152,285 ft2  industrial warehousing scheme in Speke, Liverpool - comprising two units Air 66 and Air 84, and Blackstone portfolio company St. Modwen Logistics, has delivered three new mid-box warehouse units totalling 157,000 ft2 at St Modwen Park Access 18 in Avonmouth.

Chancerygate’s Genesis Park scheme comprises 15 urban logistics units ranging from 4,800 to 18,570 ft2. The scheme has a BREEAM rating of Very Good, and the units have an EPC rating of B. Joint agents are Avison Young, Phillips Sutton and JLL. 

Its £30 million Bournemouth scheme, Bedrock Park was pre-sold to private equity firm Northwood Urban Logistics in 2021. It comprises 26 high specification grade A units ranging from 3,000 to 34,000ft2 on Ferndown Industrial Estate. DTRE, Vail Williams, and Realest are joint letting agents.

Mirastar’s scheme in Liverpool is being marketed by Savills and B8 Real Estate. Both buildings include two-storey office and amenity space as well as an EPC A and BREEAM Excellent ratings, EV charging points, 24-hour access and secure private yards.

St Modwen’s development in the Avonmouth comprises three units of 44,000, 50,000 and 63,000 ft2 respectively and make up the only mid-box size scheme to be built in the region this year. Each unit is built to St. Modwen Logistics’ ‘Swan Standard’ of sustainable construction, achieving an EPC ‘A’ rating and targeting an ‘Excellent’ accreditation from BREEAM.
