GLP submits detailed plans for 1 million sq ft speculative warehouse

Developer investor GLP has submitted detailed planning to North Northamptonshire Council for a 1 million sq ft plus speculative warehouse at its 400 acre Magna Park Corby scheme in the East Midlands.

The building designed by architect Chetwoods is for a 1,003,799 ft2 facility on Plot MPC1 which totals 43.1 acres giving a site coverage of 53.45%.

The cross dock building will comprise 934,318 ft2 of warehousing, three storey offices totaling 47,921 ft2 as well as two transport offices of 20,107 ft2. There will be a plant deck comprising kitchen and meetings rooms of 1,238 ft2 and a gatehouse.

The facility will boast 18m eaves, 147 dock and eight large dock  doors as well as eight level access doors. There will be 255 HGV parking spaces in addition to 795 car parking and 300 cycle spaces.

It will be built to BREEAM Excellent and EPC A plus rating and will benefit from LED lighting, 15% roof lights, rainwater harvesting, etc and wherever possible built  and fitted out with recycled and recyclable materials including carpet tiles, organic paints, office partitions, ceiling tiles, responsible sourced timber, marmoleum floor coverings, recycled aggregates, dock levellers, shelters, and doors, in addition regional provenance vegetation will be incorporated in the landscaping.

In a separate application GLP is proposing a 590,497 ft2 speculative warehouse on the 27 acre Plot MCP6. The cross dock facility will have 549,347 ft2 of warehousing as well as 24,628 ft2 of two storey offices. It will have 22m eaves as well as 70 dock and eight large dock doors in addition to wight level access doors. There will be parking for 134 HGVs, 472 cars and 180 bicycles. Site density is 49.64%.

It too will be built to BREEAM Excellent standard.

Letting agents for Magna Park Corby are Savills and M1 Agency. Current marketing information suggests only build to suit opportunities for these buildings are available at the park.

Last year GLP pre-let MPC2 totalling 650,000 ft2 to modular homes manufacturer TopHat. MPC3 totalling 586,353 ft2 is being built speculatively and is currently under construction. GLP bought Magna Park Corby from Mulberry Developments in 2021.
