Greenlight pushes speculative development button

Greenlight Urban, an urban logistics joint venture between Delancey and Coltham, is pressing ahead with the speculative development of several sites nationally following successful  planning  campaigns.

THE JOINT venture intends to speculatively develop its Greenlight Heathrow scheme in Colnbrook this spring, after securing planning in November last year as reported by Logistics Matters.

Construction on the 41,850 ft2  facility will begin on site Q2 2025 with the new building ready for occupation in Q1 2026. Greenlight Heathrow will target the highest BREEAM Outstanding and EPC A+ certifications.

Delancey director of development Mark Enderby said: “Greenlight Heathrow not only addresses occupiers’ needs for prime sustainable logistic spaces, but the transformation of this underutilised site will help to support local economic growth. With several interested parties already, we look forward to developing a first-class asset.”

The 1.97 acre development  site was formerly a recycling centre known as Colnbrook Recycling Facility.

The urban logistics platform recently began construction on its 176,000 ft2 Greenlight Milton Keynes scheme and recently appointed contractor Benniman to construct Greenlight Redditch, a 192,000 ft2 five-unit industrial development. This now means that since its launch in 2023 the joint venture has begun construction on or completed four sites in the current portfolio and has already secured several lettings or pre-lets across those assets to occupiers including Screwfix, Howdens, Honeywell, McDonald’s and GAP Plastics.

Joint letting agents for Greenlight Heathrow are JLL and Logix, with Coltham acting as the development manager.
