Half million ft2 distribution space for Yorkshire site

Yorkshire-based property and investment company Glentrool Estates has submitted detailed plans for a further 515,990 ft2 of industrial and logistics space at its £157.9 million Sherburn2 development in Yorkshire.

The plans are for the north and south phases of the 85-acre park and will open out the remaining 25.5 acres of the scheme with the south phase accommodating a single 374,000 ft2 warehouse and the north earmarked for smaller units between 2,850 – 48,330 ft2. These new phases have a gross development value of £67.9m.
The scheme designed by KPP Architects will target a BREEAM Excellent rating with extensive landscaping, including new combined cycle and footpaths, communal areas, and a woodland walk.
Construction is already underway for the £87m 660,000 ft2 East phase, which is being brought forward by Firethorn. Comprising four highly specified Grade-A industrial units, ranging from 57,750 to 280,000 sq ft, Sherburn42 will be accredited by the UK Green Building Council for its net-zero carbon construction.
Rated BREEAM ‘Excellent’ and ‘WELL-ready’, the enhanced specification also features full PV coverage and LED lighting to offices, in addition to existing and future EV charging capabilities. Benefiting from up to 4MvA power, plans include eaves heights of 15m to haunch, 11 ground-level access doors and 633 parking spaces. Completion is due in October this year.
Sherburn42 is being marketed by Colliers, Carter Towler and Lambert Smith Hampton while Colliers and Carter Towler are joint agents on the rest of the site being brought forward by Glentrool.
Ian Greenwood, director of Carter Towler, said: “The market continues to be characterised by demand materially outstripping supply.
“The lack of supply of quality new premises, particularly in the mid-box sector within West and North Yorkshire, is a major frustration to the expansion plans of many of the region’s companies. We are certain that once these units are brought to market that they will be occupied very quickly.”
