IM Properties seeks big box consent

IM Properties has put in reserved matters planning for a 450,000 ft2 plus big box warehouse facility at its 84 acre 1.1 million ft2 Towcester Park scheme in Northamptonshire.

THE PROPOSED facility on Zone C Plot 2 of the scheme envisions a single unit of 468,380 ft2 with 12,658 ft2 of three storey office space with roof terrace. The facility will be built to target BREEAM Excellent and an EPC A+ rating and has been designed with WELL building standards in mind.
The warehouse will have 21m eaves as well as 66 dock and eight level access doors. It will have parking for 360 cars and 104 HGVs.
Towcester Park is strategically located within the Midlands ‘Golden Triangle’. Its access onto the A43 provides connections to nearby towns, such as Northampton and Brackley, as well as to the national highway network, with direct connections with the M1 to the east, and the M40 to the west. The whole scheme is expected to create an estimated 1,464 gross FTE jobs during the operation of the scheme as a whole.
IM Properties has internally adopted a Sustainable Futures ESG strategy which updates and enhances its sustainability strategy for new development. As well as targeting BREEAM Excellent across all new developments it is also looking to deliver all-electric development, with enhanced building fabric specification, utilising Air Source Heat Pumps and Solar PV to reduce energy demand and carbon emissions.
Buildings will be designed to increase Solar PV in line with tenant requirements, with buildings SMART enabled with the potential for battery energy storage to avoid surplus power export. In addition every development will have a Whole Life Carbon Assessment (WLCA) to assess and reduce upfront embodied carbon, offsetting residual upfront carbon emissions.
