Midlands offices redeveloped as warehouses

French developer BARJANE has secured planning permission to turn a vacant office and workshop in Rugby into new modern Grade A warehousing.

THE DEVELOPER acquired the site, which housed a circa 45,000 sq ft vacant office and workshop facility, in January 2024 and secured planning permsiision last month. The new £25 million scheme will see the development of 87,000 ft2 of warehousing with further operational mezzanine space and two floors of offices to create a 106,000 sq ft facility to be known as Rugby 106.
The site is situated at the heart of the UK 'Golden Triangle', immediately adjacent to Junction 1 of the M6 motorway and just 3.5 miles to Junction 19 of the M1 Motorway.
It is projected that the building will be ready for occupation in Q4 2025. It is targeting a BREEAM 'Outstanding' rating and will benefit from sustainable features including PV roof panels and air source heat pumps.
Carter Jonas, Knight Frank and newly former agency Incore are joint agents for the scheme.
Incore was launched by fomer JLL property agenst Ed Cole and Richard James-Moore. It will focus on land, development and leasing across the midbox and big box markets.
