New spec build delivered in Tamworth

St. Modwen has delivered a 321,000 sq ft warehouse unit in Tamworth, in the Midlands.

Known as T321, the unit is the largest speculative build in St. Modwen’s history and is part of a wider 35-acre prime industrial and logistics site known as St. Modwen Park Tamworth.
The space is available for immediate occupation and follows the recent completion of three speculative warehouse units at the flagship development, ranging from 12,000-49,000 sq ft, the first of which was pre-let to SM UK in November 2019.
The developer identified and brought forward this plot of strategic land in response to the lack of supply of ‘big box’ industrial units in the area. T321 has access to Junction 10 of the M42.
The 321,204 sq ft unit holds an ‘Excellent’ BREEAM rating, while the inclusion of solar panels allows for T321 to be operationally carbon neutral. Additionally, the unit features a 53m yard, 15m haunch height and enhanced Grade A office accommodation with diverse fibre connectivity. The health and wellbeing of future occupiers’ employees has also been considered, with a fitness trail incorporating gym equipment circulating the biodiverse, landscaped site.
