Northwest sites to deliver huge amount of warehouse space

DEVELOPER STOFORD is promoting two development sites in the Northwest that could accommodate up to 2.6 million ft2 of warehouse space.

Following the launch of Peugeot subsidiary Stellantis Group’s 667,000 ft2 cross dock facility in Ellesmere Port earlier this month, the developer also promoted the availability of nearby development land: Hooton Park, Wirral, opposite the new Stellantis Group distribution centre which totals 115 acres of land with the capability to deliver up to 1.6 million ft2 of new accommodation, and an additional parcel of land totalling 52.6 acres adjacent to the new distribution centre that could deliver around 1 million ft2.
Stellantis Group pre-let the 667,000 ft2 facility which is being built to target BREEAM ‘Outstanding’ and an EPC ‘A’ rating. It is expected to reach practical completion by the end of 2023 and is the biggest single cross-docked warehouse to be developed in the North West this year.
The state of the art facility will help facilitate a £100m project to start building electric vans at the site. It was pre-let on a 15 year lease with five yearly upward only rent reviews. Frasers Logistics & Commercial Trust, a REIT sponsored by Singapore-listed developer Frasers Property, forward funded the development to the tune of £101 million.
