Practical completion for Coventry sheds

Developer investors SEGRO has completed construction of the first three warehouses at its 215-acre SEGRO Park Coventry scheme in the West Midlands.

THE BUILDINGS include a new 300,000 ft2 regional distribution hub for DHL as well as two speculative properties of 140,000 ft2 and 220,000 ft2 respectively.

The units have been built to modern sustainability standards, achieving a BREEAM ‘Excellent’ rating and the highest EPC A+ standard. The warehouses – designed to maximise natural light and ventilation – are equipped for the installation of occupancy sensors and incorporate photovoltaic panels for on-site power generation.

DHL has pe-let a further unit at the site which will see the company occupy 598,050 ft2 of space at SEGRO Park Coventry.

SEGRO Head of National Markets Dan Holford, said: “The two pre-lets, which are due to be operational later this year, demonstrate there is already strong demand for this high-quality logistics space in this location. We are working hard to convert the initial interest on the speculative units into signed leases and to progress the remaining plots on the development, and we remain confident in the role this development can play in supporting employment and economic growth in the region.”

Unit 4B on a 10 -acre plot totals 220,287 ft2 and has 209,081 ft2 of warehousing space with 11,206 ft2 of offices. It has 15m eaves, a 50m yard depth; as well as 20 dock (including 4 Eurodocks) and two level access doors.

Unit 4C on a six acre plot, totals 140,567 ft2 with 131,761 ft2 of warehouse space and 8,580 ft2 of offices. It has 15m eaves, 12 dock and two level access doors as well as a n FM2 50kn/m2 floor loading and 50m deep yard.

The completion of these buildings represents the first activity undertaken as part of SEGRO’s commitment to invest £2 billion and deliver 13.5 million sq ft of modern, sustainable warehouse space over ten years in the West Midlands. SEGRO was announced as a strategic partner of the West Midlands Combined Authority in May 2023 with a focus on delivering tech-enabled logistics facilities as well as purpose-built space for Research & Development and light manufacturing. The development programme is expected to create up to 14,000 jobs across a wide range of employment types and industry sectors.

The site will deliver a total of 3.7 million ft2 of modern industrial and distribution space and will sit adjacent to a new 200-hectare community park created by SEGRO.
