Pre-let secures Poole midbox scheme

A pre-let to a local manufacturer will enable developer Kingsbridge Developments to build a circa 100,000 ft2 midbox scheme in Poole.

THE DEVELOPER secured a pre-let with local manufacturer IMI Poole for a high tech 106,000 ft2 facility on the 10.6 acre former Seimens site in Poole, with the remaining space, known as phase 2, available for the development of a further 101,000 ft2 of space in nine units from 3,750 to 26,000 ft2.
The scheme has just secured planning and development is expected to start this March, with the first-phase handover targeted for Spring 2026.
All units will be built to BREEAM Excellent environmental standard and target EPC A energy performance with rooftop solar panels and EV charging points.
Jeremy Sharland, development director at Kingsbridge, said: “We’re privileged to be able to bring this entire site back into full economic use by providing best-in-class, highly sustainable employment space that will bring jobs and prosperity to the local area.”
Kingsbridge acquired the site in 2023 for £7.75 million and were advised on the acquisition by DTRE and Freeths while CBRE and Osborne Clarke advised Siemens Plc.
