Refurbished warehouse scores world first Outstanding rating

Developer SEGRO has secured a world first after scoring an Outstanding rating for its refurbishment of a 25 year old warehouse in Greenford Park in Ealing, West London.

THE REFURBISHMENT of the 33,000 ft2 warehouse at 2 Auriol Drive took six months and included the installation of PV panels across 33,000 ft2 of the exterior of the building, as well as the installation of Smart Building Technology meaning occupancy data can be utilised to ensure optimum efficiency of energy and lighting use. In addition, a 200m2 green wall to increase air purity was installed as well as a rainwater harvesting system, as well as the installation of water reducing products such as self-closing taps for all wash basins, waterless urinals etc.

Outside the building will have secure bicycle parking with rich biodiverse green roofs and wildlife habitat panelsas well as bird nest and bat boxes, beehives, and insect habitats to increase pollination across the plot.

SEGRO Managing Director, UK, James Craddock, said: “This project represents our most sustainable refurbishment to date.

“This approach also enables our customers to reach their own sustainability goals, where operating from a sustainable workspace is critical to their business.”  

According to its half year results for 2023 to the end of June this year SEGRO increased rents in Greater London by 27.3% on rent review, lease renewal and regears. It is likely that Unit 2 Auriol Drive  will command a prime rent. Average rents for prime stock at Greenford Park range from £17 - £23.50 per ft2. JLL Montagu Evans and Collier are joint letting agents.
