Second phase plans submitted for Yorkshire scheme

Joint venture developers Henderson Park and Cole Waterhouse have finally submitted plans for the second phase of the 136-acre Konect62 industrial and logistics scheme in Yorkshire.

The scheme secured planning permission for up to 1.4 million ft2 of space in 2022. At the time it was envisioned there would be a 60-acre first phase of three units 161,000 ft2 151,000 ft2 and 61,000 ft2 plus a single mega shed totalling 735,000 ft2 known as Big K with a second phase to follow.

The second phase facilities similar to the first, will target BREEAM Excellent and EPC A rating.

The second phase will also include an EV charging station open to the public.

Konect 62 has been developed on the site of Kellingley Colliery which opened in 1959 and was the last deep mine in the UK when it closed its doors in 2015. It was acquired for £54 million by the developers in 2022.

The scheme is situated close to the intersection of Junction 33 of the M62 and the A1(M).

Phase 1 will be capable of accommodating over 1,500 jobs with potential for an additional 1,000 plus in Phase 2.
