Speculative development starts at Darlington

Contractor Winvic Construction has started the speculative development of Greenbox’s three unit warehouse scheme in Darlington in the Northeast.

TOTALLING SOME 402,000 ft2 the speculative development move by Greenbox, a joint venture between global private markets firm Partners Group, and specialist logistics developer and operator Citivale, is being seen as bold in the market where occupiers sentiment is seen to have softened.

The three Grade A industrial units ranging from 80,000 – 203,000 ft2 will be built Net Zero Carbon in Construction targeting BREEAM Excellent and an EPC A rating. The three units will utilise air source heat pumps, will be rooftop PV-ready and have 10% EV car parking spaces. They will have 15m eaves as well as 50kn/m2 floor loadings as standard. The build on the 24-acre scheme is expected to take 36 weeks.

The site was acquired from Premcor in December 2023 with detailed plannign already secured.

Joint letting agents on the site are Savills and HTA Real Estate.
