St. Modwen Park Gloucester Phase 1 completes

With an impressive growth strategy for 2020, St. Modwen Industrial & Logistics continues to set the pace in the industry for speculatively built logistics hubs.
The recent completion of Phase 1 at St. Modwen Park Gloucester is reflective of this commitment, with the 58 acre site housing three separate units that total 174,000 sq. ft of warehouse space, one of which has already been occupied by a leading heating specialist.
As part of a £1million contract to provide logistics products for 16 different sites throughout 2019 and 2020, Hörmann UK has been a leading supplier for Phase 1 at St. Modwen Park Gloucester, providing and installing a range of its diverse loading solutions. This includes seven Level Access Doors and 13 Loading bays that feature with Dock Shelters, Dock Levellers, LED Traffic Lights and Dock Bumpers.
Location, location, location
Located just off Junction 12 of the M5, the prime positioning of the development has seen strong initial interest from prospective clients, with the 44,861 sq. ft and 73,597 sq. ft units ready for immediate occupation. The site also has the ability to meet specific occupier requirements, with the opportunity to construct a 400,000 sq. ft ‘Built to Suit’ unit, upon request.
The first phase of the speculative development has been constructed following market demand in the area and is ideal for medium-sized industrial, manufacturing and logistics businesses looking for a national gateway.
As part of the development, Hörmann UK has supplied 13 loading bays, including nine Standard Dock Shelters and Levellers, supported by four Double Deck Dock Shelters and Double Dock Levellers. The Dock Shelters have been constructed using heavy duty galvanised steel, with collapsible scissor arm frames and rain drainage channels for optimum functionality.
The combination of single and double loading bays was chosen by St. Modwen Industrial & Logistics to attract occupiers with diverse fleets, including smaller size commercial vehicles, right through to large HGVs.
Safety system
The 41mm thick insulated sectional loading bay doors feature a sensing motor that provides a safety system to halt the door if it becomes obstructed in either direction, for enhanced safety throughout the loading and unloading processes.
The Double Deck Dock Shelters also feature an up to 200mm drop to adequately facilitate the loading and unloading of lower vehicles, while the secondary electric roller blind top flaps provide an efficient seal on smaller vehicles when using the bay, minimising any potential transfer of heat loss.

This is an important strategic site for our continued delivery of first class industrial and logistics spaces throughout the UK, as part of our on-going growth commitments.”
The 13 loading bays have been installed in conjunction with Hörmann UK’s Standard and Double Deck Dock Levellers, which are 6000kg rated load under regulations EN1398 and feature a 400mm and 1,000mm telescopic swing lip, respectively.
The bays have been installed in conjunction with Hörmann UK’s innovative rayon reinforced Dock Bumpers, which are constructed from recycled rubber with 15mm thick steel. The bumper pairs are designed to minimise any potential damage to the bay in the event of a vehicle making direct contact with the building.
The bays are also complemented by Hörmann UK’s LED Traffic Lights and LED Dock Lights to provide the highest standards in safety and operational efficiency. The 1,500 Dock Light system is mounted on a swivel arm to illuminate the vehicle interior, while the LED Traffic Lights signal to drivers when they can safely pull away from the bay.
