FOLLOWING A meeting of the council regarding the Tritax Big Box development on land south of the A17 in Coddington, known as Tritax Park Newark Phase 2, a letter of support was sent to the local planning authority supporting he development.
It said: “Newark Town Council supports this proposal, welcomes employment into the area and hopes that interested parties are involved prior to breaking ground.”
While councillors have not fully endorsed warehousing per se, they have acknowledged the employment case set out by the developer of some 1,000 new jobs for the area.
It is encouraging to see that local business and individuals are also in favour of the scheme at a time when most media coverage is usually negative towards logistics development. That is not to say that everyone is fully behind the proposal with as many objectors to the scheme as there are those supporting it.
However, it is important to note that some of the strongest support comes from local business owners. With comments such as ‘it is really important that Newark and surrounding areas get the new jobs and investment this proposal gives us for future generations to come’.
In addition: “I see this build as a necessity to keep the area progressing in the right direction, too many local employers have shut down over the years –so we should encourage new employers to build places of work in our area’.
“As a resident and also as a local business owner in Newark it's important for the financial viability of the Town and surrounding area we encourage local investment that grows the wealth of the local people and town”.
The £120 million scheme envisions three units totalling 974,133 ft2 of industrial and logistics space alongside 40 acres of dedicated biodiversity land and improvements.
Tritax secured planning permission for the development of a 398,264 ft2 building on the first phase of the development following appeal in 2022. This building is currently under construction with completion targeted in Q2 2025.
The highly sustainable building with an EPC A rating and incorporates a range of ESG features including PV panels, EV chargers and rainwater harvesting systems. The 376,694 ft2 warehouse has 15m eaves, a 50kn/m2 floor loading as well as 38 dock and four level access doors.. It also has 15,619 ft2 of three storey offices with an additional 4,708 ft2 two storey hub office and separate gatehouse and parking for 87 HGVs and 2307 cars.
