PLANNERS FOR Barnsley Council Planning Board have recommended that councillors approve the proposals being put forward by Newlands Developments for a 211-acre site south of Dearne Valley Parkway in Goldthorpe in a planning meeting to be held on Tuesday 18th February.

The scheme abuts the Aldi Distribution Centre and will comprise  four development plts capabale of accommodating units rnaging from 345,000 ft2  to 840,000 ft2. The scheme will see more than 45% of the site (95 acres) landscaped with a large wedge of landscaping through the centre around Carr Dike, along with the formation of ponds/wetland habitat areas. Footpaths anads cycle routes will be created within the landscaped corridors.

Subject to the development being occupied by B2 (manufacturing) /B8 (storage and distribution) uses as a 30%/70% split, the development would create circa 3,282 full time equivalent jobs. This is expected to generate a total employment generation and economic output of approximately £210 million per annum within Barnsley

The site is strategically located adjacent to the A635 with direct access to J37 of the A1(M) and Junction 36 of the M1 motorway. It has up to 12MvA of power and will be built  carbon net zero.

Newlands Developments submitted planning in 2023 under the aegis of its South African partner Equites. It bought out Equites last year.
