Nearly 1 million ft2 of warehousing available for sublet in Northamptonshire

Nearly 1 million ft2 of second hand warehouse space less than two years old is available on subleases or assignments in Northamptonshire as retailers, e-commerce companies and 3PLs retrench or offset overheads.

Four companies are looking to assign or sublease up to nearly one million ft2 of warehouse space which they took less than two years ago. These include Chinese cross-border e-commerce solutions provider 4PX Express, which is looking to assign or sublease 249,579 ft2 warehouse space at the 1.7 million ft2 Panattoni Park Northampton, which it acquired in 2021 from the developer on a 15 year lease while at the same location Hotel Chocolat  is seeking to sub-let 205,026 ft2 of space at its 429,107 ft2 facility, which it secured on a 10 year lease. 

Both properties have 15m eaves and were built to achieve BREEAM Excellent and EPC A ratings. Hotel Chocolat is splitting its property, known as BETA while Unit 1 is being let in its entirety. Bidwells is advising Hotel Chocolat and Savills is marketing Unit 1.

In addition multi-channel e-commerce company MH Star, is looking to assign or sublet two buildings totalling 354,000 ft2 at Northampton Cross. It took a 15 year lease on the properties in 2021 from developer Firethorn.

Not far away Active Ants, which has only just opened its 252,000 ft2 BREEAM Outstanding automated fulfilment centre at developer Newlands and M&G Reals Estate’s 800,000 ft2 Brackmills Gateway scheme in Northamptonshire, is looking to sub-let half. 

Active Ants is looking to secure a tenant for 100,000 ft2 of space based on an internal only repairing sub lease for a period of up to five years. The space available has 18m eaves, 10 dock and one level access door, 55m yard depth a 50kN/m2 floor loading, LED warehouse lighting as well as a two storey hub office including toiletsand a shared security gatehouse. Joint letting agents are Colliers and JLL.
