Bolton shed snapped up

Stockholm listed hygiene and health product company Essity has snapped up Barings’ Bolton 280 scheme on the Wingates Industrial Estate at Bolton in the biggest deal of the year in the region.

THE COMPANY is taking a 10 year lease on the facility which boasts 280,698 ft2 of warehousing and 16,810 ft2 of three storey office space. It has 15m eaves, and FM2 warehouse floor, 24 dock and five level access doors and 1.5MvA of power.

The interior of the warehouse offers LED lighting and rooflights to 15% of the roof surface. There is CCTV both internally and externally and the offices are air conditioned. It was built to BREEAM ‘Very Good’ and EPC ‘A’ ratings 

The deal will allow Essity to vacate its current building in Horwich where owners Arrow Capital have recently submitted plans to redevelop the 17-acre site.

Bolton280 was built by Pannatoni for Barings in 2021. Knight Frank and Avison Young advised.
