EXCLUSIVE: Kuehne & Nagel set to take West Yorkshire shed
Kuehne & Nagel are in advanced discussions for a brand new warehouse at Harworth’s Gateway 36 scheme in West Yorkshire.

PLANNING DOCUMENTS state that the 3PL is the intended occupier for the building which developer Harworth Group is now seeking detailed planning for, from Barnsley Council.
Statements within the planning document for the 258,000 ft2 building note that ‘at the time of submission, there is no prospective occupier contractually committed to occupation of the building. Any progression of the development by Harworth Group prior to the contractual commitment of an occupier is therefore speculative development. Any decision of Harworth Group to develop a building speculatively reflects its commitment to the Gateway 36 development and confidence in the industrial and logistics property market in this location
“Notwithstanding the above, Harworth Group is in advanced dialogue with a prospective business to occupy the premises, and the building has been designed to meet the requirements of that business. This prospective occupier (Kuehne + Nagel) is a significant global business operating in the pharmaceutical logistics sector, that would represent a major inward investment to Barnsley.
Proposals for the facility known as Unit 7 envision a BREEAM Excellent and EPC A rated property comprising 252,994.95 ft2 of warehouse space with 4,994.45 ft2 of first floor offices. The warehouse will have 15m eaves to haunch and support 97 Fulltime equivalent jobs and generate GVA of about £5.1m per year once occupied.
Harworth recently let a 20,400 ft2 unit at Gateway 36 to retailer Dunelm on a 10-year lease to support the business’s Home Delivery Network.
Currently there remains a single unit of 50,255 sq ft available for occupation within the 110,000 ft2 Phase two development. Harworth was advised by GV&Co and Knight Frank.
