EXCLUSIVE: Pall-Ex to get bespoke Leicester depot
Developer Barberry is set to submit plans for a bespoke warehouse for Pall-Ex in Ellistown, Coalville in Leicestershire in the East Midlands.

THE DEVELOPER is preparing an Environmental Impact Assessment prior to submitting planning for a 380,515 ft2 bespoke warehouse for Pall-Ex to replace its nearby operational site.
The new building on a 36.5 acre greenfield site will comprise 341,495 ft2 of warehouse space as well as 32,324 ft2 of Grade A office space on the eastern and western sides of the warehouse. There will also be an ancillary workshop of 6,695 ft2. The property will have 19m eaves and parking for 172 HGVs.
The warehouse unit will be used by Pall-Ex is a pallet shipping freight network for pallet delivery to destinations all over the UK and beyond.
According to planning documents it is expected that construction of the proposed development will commence in Q4 2025. The Proposed Development is expected to be operational by the end of 2026.
The Site has been chosen because of its size, proximity to Pall-Ex’s current operational centre, consideration of environmental value and access to strategic road network. Furthermore, the Site is an appropriate location for the staff in nearby operational centre and nearby populations (Coalville, Ibstock and Bagworth) for local employment.
