EXCLUSIVE: Panattoni secures mega shed design and build

Developer Panattoni has secured a 520,000 ft2 plus design and build at its 7.2 million ft2 Panattoni Park Swindon scheme on the former 360-acre Honda site in the Southwest.

RESERVED MATTERS planning has been submitted for the facility known as Unit 3, which ‘has been tailored to meet the requirements of a specific occupier’. The deal which would be subject to planning would herald the first occupier on the park and be a major boost for Swindon with the provision of some 600 plus jobs.

The proposals  envision a single unit  with 24.5m eaves, providing 497,574.52 ft2 of warehouse space, 19,345.27 ft2 of two storey Garde A offices space and a 4,431 ft2 transport office. There are 44 dock and four level access doors on one side of the facility which has 50m yard space. There is parking for 90 HGVs and 423 car parking spaces. The building will be built to BREEAM Excellent and an EPC A+ rating.

It has not been confirmed which occupier is taking the space, though there are thought to technically be three requirements of that size in the area: Amazon, Wayfair and Marks & Spencer.

Panattoni has two other resevered matters applications for the site currently in planning. These include Unit 1 totalling 915,053.82 ft2 and Unit 4 adjacent to Unit3, totalling 536,196.49 ft2. Both units  have 24.5m eaves and two storey offices. They too will be built to target BREEAM Excellent and an EPC A+ rating.

Honda UK Manufacturing ceased operations on 30th July 2021, and the manufacturing plant and associated buildings are now in the process of being decommissioned and demolished following the granting of a Hybrid Planning Permission in December last year that outlined the full scope of the development and sought detailed  consent for  the demolition of the  former Honda plant and the construction of internal estate roads, strategic structural landscaping, drainage infrastructure, and development plateaus.

The deal for Panattoni’s acquisition of the site, which was subject to planning approval, went through in February  this year
