Posted on Wednesday 27 April 2022

SEGRO HAS instructed Colliers and CBRE to let SEGRO Logistics Park Northampton (SLPN), a five million sq ft logistics and industrial scheme with a new strategic rail freight terminal, adjacent junction 15 M1.

The development is designed to be net zero carbon and will have a target for BREEAM excellent and EPC ‘A’ rated design and build units.

SLPN can provide accommodation from 250,000 sq ft up to 1.3 m sq ft in a single building, which can be delivered for occupation from Q4 2023. Winvic Construction are currently undertaking major on and off site infrastructure works which are progressing on schedule.

SEGRO’s highly efficient sustainability measures offer rainwater recycling; solar thermal water heating; intelligent LED lighting; heating/cooling using air source heat pumps VRF/VRV and insulation levels exceeding building regulations.

In addition, SLPN’s new rail freight interchange will provide national freight services via the West Coast Main Line with direct access to major UK destinations such as London, Felixstowe, Southampton & Liverpool, supporting a sustainable future for logistics. The new Northampton Railway Station is within four miles and benefits from a £20 million development project.

SLPN is adjacent to Junction 15 of the M1 in what is regarded as a prime location for logistics property, with 90 per cent of the mainland UK population reachable within four hours. Furthermore, key sea freight ports can be reached in 2.5 hours and it is also located within easy access to numerous airports.

Simon Norton, director, industrial and logistics at Colliers commented: “SLPN is set to be the UK's premier destination for logistics and distribution and it’s easy to see why. Its on-site rail freight interchange and strategic location undoubtedly provides a clear competitive advantage for occupiers, with its easy access to the major motorways, ports, railways and airports. In addition, it is only four miles from Northampton town centre, with a local working population of over 500,000 people so it has a good local labour supply.

“Furthermore, its eco credentials are second to none, enabling customers to benefit from more resilient and sustainable logistics operations, helping to attract some of the biggest brands operating in the UK.”
