Luxury shoe factory to be turned into urban logistics site

A circa 90,000 ft2 urban logistics scheme is being planned on the former Russell & Bromley factory in the London Borough of Bromley, after industrial developer EvoLake partnered with Japanese real estate company Mitsubishi Estate to develop urban logistics schemes in the UK.

THE PARTNERSHIP’S first scheme together is the redevelopment of the 3.2 acre former Russell & Bromley site at 24-34 Farwig Lane. Russell & Bromley vacated the site in November 2024 and plans for its redevelopment were submitted to Bromley Council on 31st December 2024.

The redevelopment will see the demolition of the former factory and the construction of three blocks of 11 units ranging form 3,143 ft2 to 15,553 ft2 totalling some 87424.48 ft2 built to target a minimum BREEAM Excellent and an EPCA accreditation. The scheme will have a 69% site density.

The site is accessed off Farwig Lane which runs between the A21 London Road and A2212 College Road. Nearby transport options include bus routes running along the A21 to the west and A2212 to the east. Farwig Lane is located within a Locally Significant Industrial Location

On its planning consultation website the developer stated: “These new units will be designed to accommodate a variety of businesses, supporting local economic growth and creating new employment opportunities in the area.”

The partnership is targeting additional sites in strategic logistics locations in and around the M25, the Golden Triangle and the M1 corridor.
