Marks & Spencer confirms Bristol build-to-suit

Marks & Spencer has confirmed that it is taking a 390,000 ft2 build-to-suit warehouse at Vancouver based real estate development and investment firm, Epta Development Corporation (EDC) and development partner Stoford’s 2 million ft2 Axis Works scheme in Bristol as reported by Logistics Matters.

THE DEAL for the new facility was reported by Logistics Matters at the beginning of March and is part of the retailer’s plan to modernise its supply chain which is a key pillar in the M&S Reshape for Growth strategy. The new depot will process stock and serve stores in the Midlands, South-west England and South Wales.

M&S Food MD Alex Freudmann said: “Modernising our supply chain is key to increasing the capacity in our network and will help us get ahead of the volume curve we are driving in M&S Food to meet our ambition of becoming a shopping list retailer. This new site will ensure that we’re getting the right products to the right stores at the right time for our customers. It will also create a great working environment for our colleagues.” 

The new site is expected to open in 2026 and will be M&S’s most sustainable food depot in the UK being built to target BREEAM Excellent and an EPC A+ rating.

Sustinability features across the whole Axis Works scheme including the M&S facility will include PV roof top arrays, air source heat recovery heat pumps, highly efficient thermal envelope design, provision for ‘green roof’ bicycle shelters and EV ready charging, and the use of recyclable materials where possible. Occupiers will also benefit from on-site nature trails, outdoor gyms and breakout facilities.

The 394,669 ft2 (GIA) cross dock property, is highly bespoke and includes 353,000 ft2 of warehouse space, 16,000 ft2 of Category A two storey offices, two 3,000 ft2 hub offices and a gatehouse. It will have 21m eaves and boast 108 dock levels of which 12 are Euro docks and two level access. It will have parking for 128 HGVs and 380 cars.
