Ecommerce company secures Heathrow warehouse

Chinese ecommerce logistics solutions provider WanB Express has taken the last unit at SEGRO’s Heathrow International Trading Estate.

THE END of terrace unit totals 11,500 ft2 comprising 10,285 ft2 of warehouse space and 1,236 ft2 of ground floor office space. It has two loading doors and 19 parking spaces. According to letting agent DTRE it was the last remaining unit on the 185,000 ft2 estate, and follows a string of deals on units 11, 6 and 12.
The demand for small to midbox units in Heathrow and out along the M4 corridor has been growing. Recently SEGRO announced that it was demolishing a single building on its Slough Trading Estate and replacing it with a scheme of nine Grade A units totalling 107,000 ft2 with units ranging from 2,000 to 45,000 ft2.
SEGRO Director, Thames Valley Jo Jackson, said: “We are continuing to evolve the Slough Trading Estate to meet the demands of our modern-day customers. On this occasion we’re taking a site previously occupied by a single building that was at the end of its economical life and transforming it into nine high quality, sustainable industrial units that are suitable for a diverse range of different sized companies operating different types of business.
“In the current market there are relatively few speculatively built schemes underway in the UK, which underlines our confidence in demand from existing and potentially new customers to take space on the Slough Trading Estate and their desire to be part of this vibrant business community.”
The units will boast excellent sustainability credentials, targeting a BREEAM Excellent rating and EPC A+. Features include air source heat pumps, EV charging points to 20% of parking spaces at day 1, smart building sensors and controls and over 2,000 sqm of PV panels generating energy savings of over 350,000 kWh/Yr and carbon savings of over 42,000 Kg/Co2/Yr. All units will also offer showers and the development will benefit from ample secure bike storage including electric bike chargers to encourage customer employees to cycle to work.
The development is anticipated to reach practical completion by January 2025.
