Warehouse go ahead for Elstree site

Developer investors Sellar has secured outline planning for a 4.79-acre industrial and warehousing development next to Sky Studios Elstree.

THE DEVELOPMENT will consist of a single 120,000 ft2 facility that can be tailored for logistics or media use (including a sound stage) depending on local market demands.
It will have 96,875 ft2 of warehouse space with associated office space over two floors, totalling 11,625 ft2. An entrance core and secondary stair at ground floor provide access to the first and second floor office space, allowing the logistics element of the building to be maximised. It will have 15.5m clear internal eaves height.
The development is expected to create up to 600 new jobs both on site and indirectly to support the local economy.
The scheme will initially target BREEAM Very Good, with ambitions to be BREEAM Outstanding. Carbon neutrality will be sought in operation, with the site set to include an extensive array of PV solar panels, 22 EV charging spaces and 53 cycle spaces. It will also utilise grey-water re-use, green roofs and prioritise low-carbon materials during construction. New landscaping, including tree planting and installation of bird and bat boxes will help promote biodiversity on site.
UMC Architects have drafted the proposals, with Quod and DWD in partnership acting as the planning consultant and Turner and Townsend as Project Managers.
