14 July 2015
Missguided will be the end user for the build-to-suit facility at Trafford Park, Manchester.
Evander Properties and Legal & General’s Industrial Property Investment Fund announced a pre-let with XPO Logistics (formerly Norbert Dentressangle), to develop a 250,000 sq ft build to suit distribution warehouse at the 10 acre Grand Central, Trafford Park development on Westinghouse Road, Manchester.
Construction of the building, which will be developed to BREEAM "Very Good” certification, is due to commence at the start of August and complete by March 2016. It will feature 237,000 sq ft of warehouse space together 13,000 sq ft of office space and will be arranged over two storeys.
Norbert Dentressangle have agreed terms on a 15 year lease.
Jonathan Holland, fund manager to Legal & General’s Industrial Property Investment Fund, said: "The North West is a strategically important logistics location in the UK which has seen increased take-up from occupiers in recent years. In particular, this has been driven by the multi-channel revolution in shopping trends, which continues to generate new distribution requirements from retailers as well as from parcel form carriers. Modernising the park’s offer, once completed the development will bring the Fund’s void down further as well as boosting its overall income return."
